The Four CCTS Family of Funds

CCTS Family of Funds has formed four Funds:  CCTS LLC, Fund, CCTS Tax Liens I; CCTS Camden Opportunity Fund and Tax Liens Fund II. 

  • The CCTS Founders Fund:  Commencing April 2002 two members of the Manager (David Butler and David Farber), among others, established a company called CCTS, LLC for the purchase and management of Tax Sale Certificates. From that date through December 7, 2004 they purchased a total of 1347 Tax Sale Certificates. The Tax Sale Certificates were purchased in six (6) different counties throughout New Jersey.  As of September 1, 2009, there remained 28 liens.

  • The CCTS Fund I:  In 2005, David Butler and David Farber were members of DSDB, LLC which was the Manager of CCTS Tax Liens I (“CCTS”). From its inception to August 27, 2009 CCTS purchased 9650 (including the 244 tax liens purchased from CCTS, LLC described above) tax liens.  All these purchases were made in 15 counties of New Jersey.  Pursuant to its stated objective CCTS stopped purchasing new Tax Liens on July 31, 2008 but has continued to advance taxes with respect to previously purchased Tax Liens. As of September 15, 2009, CCTS Fund I has 1408 liens in the portfolio.  Of these liens, 376 are in active foreclosure.  CCTS’ manager estimates that it will take an additional 5-7 years to completely wind-up.

  • The CCTS Camden Opportunity Fund:  The CCTS Camden Opportunity Fund purchased 89 certificates. These certificates were purchased at a special sale held by the city of Camden for properties with liens more than two years past due. 84 of the 89 liens that where purchased in COF are in foreclosure.

  • The CCTS Fund II: CTS Tax Liens II began purchasing liens in August of 2008. The Fund purchased 687 liens from inception and as of September 15, 2009, it has 219 tax liens in its portfolio.
